Roof Replacement in Bartlett, IL
Bartlett sets two rules that decide what a fair roofing quote looks like here, one about how much roof comes off and one about the shingle itself. Proliance prices to both, and the written inspection that comes first is free.

Bartlett roof work we take on
Older village homes and big 1990s subdivisions need different things from the same crew.
Full slope replacements
A storm rarely hits one shingle. We strip the whole face, take the ridge and hip caps that share an edge with it, and fold in any dormer inside the work area.
Steep pitch roofs
The newer subdivisions carry steep, cut up roofs with long valleys. On anything at 8:12 or above the ice barrier has to run 36 inches up the slope, and we set it and stage it safely.
Hail and wind assessment
Our inspectors are HAAG certified, the standard qualification for storm damage. You get photographs and a written report, and we work alongside Proliance Public Adjusting when a claim is disputed.
How our Bartlett pricing holds up
Nine square feet turns a patch into a slope
Once nine square feet or more of a roof is worked on, Bartlett requires the covering on that whole side to be replaced. Nine square feet is a patch three feet by three feet. We measure the damage before we price it and quote the slope the Village will make you do, so the number does not move after the permit lands.
We price to the 25 year Village minimum
Bartlett sets a minimum 25 year warranty on roofing shingles and wood shakes. The cheapest three tab products do not clear that bar. Ask every roofer bidding your house to name the warranty term on the shingle in their price, then compare what is actually on the two roofs.
Landlords cannot self roof here
Bartlett lets you roof your own house only if you live in it. A rental or an investment property has to go to a roofer registered with the Village. We are registered, licensed and bonded, and the permit is pulled under our license, not yours.
Your Bartlett roof, start to finish
Free damage survey
We measure the damaged area, photograph it, and give you a written report at no charge.
Contract and permit
You get a fixed price with the materials named. We file it with the Building Division and wait for the permit.
Slope strip and membrane
The slope comes off, bad decking is replaced, and the membrane goes down for the first inspection.
Shingles and final
The roof goes on, the yard is cleared and swept, and we book the final visit to close the permit.
Permit first, shingles second
No work starts in Bartlett until the permit is issued, and the Village wants a signed contract showing the cost, the scope, the materials and the hardware before it will issue one. We write the contract that way from the start. The fee runs on project cost, at $12 per thousand once the job passes $10,000, and we show it as its own line. Two inspections follow. The first checks the ice and water shield while the membrane is still visible, the second closes the permit out. Both need two days of notice, and both are ours to book.
